The Multi-State Property Manager & Leasing Specialist is responsible for overseeing day-to-day operations and leasing activities for a portfolio of residential and/or commercial properties across multiple states. This role combines property management expertise with hands-on leasing responsibilities, ensuring high occupancy, strong resident satisfaction, operational efficiency, and compliance with all applicable state and local regulations.
The ideal candidate is highly organized, customer-focused, and experienced in managing multiple properties remotely while coordinating with on-site teams, vendors, and prospective tenants.
Key Responsibilities Property Management Oversee daily operations for a portfolio of properties located in multiple states. Coordinate maintenance requests, vendor services, inspections, and property repairs. Monitor property performance, occupancy rates, rent collections, delinquencies, and operating expenses. Prepare reports on leasing activity, occupancy, renewals, maintenance issues, and financial performance. Respond to resident concerns and resolve issues in a timely, professional manner. Maintain accurate tenant records, lease files, and property documentation. Travel periodically to properties for inspections, meetings, and operational oversight.
Leasing & Resident Relations Manage the full leasing cycle, including marketing vacancies, responding to inquiries, conducting tours (virtual or in-person), processing applications, and executing lease agreements. Maintain strong occupancy levels through proactive leasing and resident retention strategies. Screen prospective tenants in accordance with Fair Housing and company policies. Negotiate lease terms and renewals. Coordinate move-ins, move-outs, and unit turnover processes. Build positive relationships with residents to encourage lease renewals and referrals. Compliance & Administration Ensure compliance with Fair Housing laws and all applicable state and local landlord-tenant regulations. Maintain knowledge of varying lease requirements and property management laws across multiple states. Oversee rent collection, notices, renewals, and lease enforcement. Assist with budgeting, forecasting, and annual property planning. Collaborate with accounting, maintenance, and operations teams to ensure seamless portfolio management.
Qualifications 3+ years of property management experience, preferably managing multi-property or multi-state portfolios. 2+ years of leasing experience in residential, multifamily, commercial, or mixed-use properties. Strong understanding of landlord-tenant laws, Fair Housing regulations, and lease administration. Experience with property management software (e.g., AppFolio, Yardi, Buildium, RealPage, MRI, or similar). Excellent organizational and time-management skills with the ability to manage multiple priorities. Strong communication, negotiation, and customer service skills. Proficiency in Microsoft Office or Google Workspace. Ability to work independently in a remote or hybrid environment. Willingness to travel periodically to properties across assigned states. Valid driver’s license and reliable transportation preferred.
